Why a Delhi firm matters for a Delhi property

Property in Delhi is priced colony by colony, sometimes street by street. A flat in Greater Kailash and a flat of the same size in Rohini are different propositions entirely, and a valuer who does not know the city will miss why.

There is also a system here that does not exist in the same form elsewhere. Every residential colony in Delhi is placed in a category from A down to H, and each category has an official rate per square metre attached to it. A is the most expensive, covering colonies like Vasant Vihar and Golf Links. H is the lowest.

That category is the starting point for stamp duty, and it is important evidence in any valuation. Most property owners have never been told which category their own colony is in.
