How property value works in Kolkata

West Bengal publishes an official market value for every location, which you can check on the state registration portal. Stamp duty is charged on that figure or your deal price, whichever is higher, and in the city it runs from 6 to 7 percent depending on the value band, plus 1 percent registration.

That official figure is a starting point, not the truth about your property. A three storey ancestral house in Bhowanipore shared by two branches of a family, a Salt Lake plot on lease terms, and a new flat in Rajarhat behave like three different worlds. What the government rate is called here, and the unit problem

West Bengal uses market value, maintained by the Directorate of Registration and Stamp Revenue, rather than the circle rate language used in Delhi.

The bigger local issue is the unit. Kolkata property is routinely quoted in katha, also spelt cottah, and a katha in West Bengal is 720 square feet. A bigha here is 14,400 square feet, which is roughly half a bigha in Uttar Pradesh. A converter that ships one national number for bigha will tell a Bengali landowner something close to double the truth, which is why ours asks for the state first.

Older north and central Kolkata properties bring their own problem: thika tenancy, undivided shares among many heirs, and title papers going back generations. Those files need reading before anything is measured.

Kolkata questions we hear most

Is the government market value the real value of our house?

No. It is the floor used for stamp duty. Old Kolkata houses often differ from it wildly in both directions, because age, tenancy and family occupation change real value. Our report documents the real number with sale evidence.

Our house has tenants paying old rents. Does that change the value?

Substantially, and any honest report must say so. Tenanted portions are valued differently from vacant possession, and courts and buyers both know it. We state the position openly and value each portion correctly.

The property is thika land. Can you value it?

Yes. Thika tenancy has its own rules and its own market reality. We value the structure and the rights as they legally stand, and we say plainly in the report which law applies.

Nobody in the family lives in Kolkata now. Can this be done remotely?

Almost entirely. One person gives our engineer access for the inspection, and everything else happens by phone and email. NRI heirs run Kolkata valuations through us from three continents.
