How property value works in Pune
Pune runs on Maharashtra's ready reckoner system: an official rate for every area, revised each April, frozen at last year's levels for 2026 to 2027. Stamp duty here totals about 7 percent for male buyers and 6 percent for women, a point higher than Mumbai, with registration capped at thirty thousand rupees.
The reckoner is the duty floor, not the market. A wada share in the old city, a Prabhat Road bungalow and a Hinjewadi tower flat can carry official rates that say little about what each really fetches. The valuation report is where the real number gets proved, with evidence a bank, court or tax officer can check.

Pune questions we hear most
- Why is stamp duty higher in Pune than in Mumbai?
Different local levies stack on the state duty, and Pune's add up to about a point more. It changes the arithmetic of every purchase, which is one more reason the value on which duty is charged deserves attention.
- Our family holds a share in a wada. Can that share be valued?
Yes. Wada shares are valued through the property's land, structure and the share's legal standing, including tenancies. It is specialised work and it is regular work for us in the old city.
- PMC and PCMC rates differ. Does my side of the road matter?
It does: reckoner rates, taxes and sometimes buyer demand shift at the boundary. The report uses the rates and evidence for your exact location, not a city average.
