How property value works in Mumbai
Every area in Mumbai has an official rate called the ready reckoner rate. The state publishes it each April, and stamp duty is always charged on your agreement price or the ready reckoner value, whichever is higher. For the year 2026 to 2027 the government kept these rates unchanged.
The ready reckoner is a floor for stamp duty. It is not the market value of your flat. A 1985 society flat in Dadar, a redeveloped tower wing in Prabhadevi and a pagdi room in Girgaon can sit in the same lane and carry very different real values. A proper valuation report explains that difference with evidence, which is exactly what tax officers, courts and embassies want to see.
What Mumbai property owners come to us for
- Capital gains. Selling an old flat or building. We certify what it was worth on 1 April 2001, which usually cuts the taxable gain sharply.
- Inherited property. A parent's flat, often with a will that needs probate from the High Court. Mumbai is one of the few cities where probate is usually required, and the file needs a defensible value.

Mumbai questions we hear most
- Is the ready reckoner rate the same as market value?
No. It is the government floor for stamp duty. Real prices in Mumbai often sit well above it, and in a few pockets below it. A valuation report documents the real number with sale evidence, so you are not taxed or judged on the wrong figure.
- My building is in redevelopment. What value do I even have?
Usually two values matter: your old flat as it stood, and the new flat plus benefits you receive. Which one you need depends on whether the question is tax, a family settlement or a dispute with the developer. Tell us the situation and we will tell you which report fits.
- Our flat is pagdi. Can it be valued at all?
Yes. A pagdi tenancy has real, transferable value in Mumbai, and there are accepted methods to value it. Courts and tax officers see these regularly, and the report explains the method in plain words.
- Do you visit the property yourself?
Yes, always. Our engineer measures the flat, checks the building and photographs everything. Every photo records the date, time and location, so the report stands on its own feet.
