What is a valuation report?
It is an official document that says what your property is worth on a particular date. It is signed by a valuer the government has approved, and banks, the Income Tax Department, courts and embassies all accept it.
You cannot simply write down a number yourself. It has to come from an approved valuer, otherwise it will be rejected. That is really the whole reason people come to us.

Selling something bought before 2001?
Then this matters to you more than anything else on this page.
If you bought before 1 April 2001, the law does not make you use the old purchase price as your cost. You may use what the property was worth on 1 April 2001 instead. Prices in 2001 were far higher than in the seventies or eighties, so your cost goes up, your profit goes down, and your tax falls a great deal.
A real example. A flat bought in 1985 for eighty thousand rupees, sold today for one crore. Using the 1985 price, almost the whole crore looks like profit. Using its 1 April 2001 value of about twelve lakh, the taxable profit falls dramatically.

What is a valuation report, in simple words?
It is an official document that says what your property is worth on a particular date. It is signed by a valuer the government has approved. Banks, the Income Tax Department, courts and embassies all accept it. You cannot simply write a number yourself, because it will not be accepted.
Why does everybody talk about 1 April 2001?
If you bought a property before that date, the law lets you use its value as on 1 April 2001 as your cost, instead of what you actually paid. Since prices in 2001 were far higher than in the seventies or eighties, this usually reduces your tax by a very large amount. Full explanation here.
How long does it take?
Normally 48 to 72 hours from the site visit, once we have the basic papers. Tell us if it is urgent and we will treat it that way.
How much does it cost?
It depends on the property type, its size and how far our engineer has to travel. Message us on WhatsApp with the basic details and we will give you a firm figure before we start any work.
I have lost the old papers. Is that a problem?
Almost never. This happens constantly with older and inherited properties. Records at the sub registrar office, property tax records and the notified rates for your area can usually fill the gap. Tell us what you do have.
Do you have to visit the property?
Yes, and you should be careful with anyone who says otherwise. If the tax department or a court questions the report, the first thing they check is whether the valuer actually inspected the property.
I live abroad. Do I need to fly to India?
No. Our engineer visits the property, photographs it with the date and location recorded on every photo, and emails you the signed report. We do this every week for families in Canada, the USA, Dubai, the UK, Australia and Singapore. More here.
Will the report be accepted by the Income Tax Department?
