Why a visa office asks for this
When you apply to visit, study or settle in another country, that country wants to know two things. Can you support yourself, and do you have reasons to come back.
Property in India answers both. But the officer reading your file has no way to judge what a flat in Delhi is worth. So they ask for a valuation from an approved valuer, on paper, signed.
Where this is usually needed
- Canada. Permanent residence applications and study permits, where you show funds and assets.
- United States. Visitor and student visas, where you are showing ties to India.
- United Kingdom. Visitor and student applications.
- Schengen countries. Tourist and business visas across Europe.
- Australia and New Zealand. Visitor, student and skilled migration files.

What we give you
A signed valuation certificate showing what each property is worth today, with our registration details, a description of each property, and photographs. Where you own more than one property, we can list them together so the total is easy to read.
Most visa files also need a net worth certificate, which is a separate document that adds up everything you own including bank balances and investments. That is signed by a chartered accountant, not a valuer. We routinely work alongside your accountant so the property figures in both documents match exactly. Timing matters here
Visa offices usually want a recent valuation. A certificate from two years ago will often be rejected. On the other hand, if you get it too early and your application is delayed, it can go stale.
The practical advice is to get it once your other paperwork is close to ready. We turn it around in 48 to 72 hours, so there is no need to rush it months in advance.
Questions people ask us
- How recent does the valuation have to be?
Most offices want it within three to six months of your application. Check your own checklist, and if in doubt get it closer to filing rather than earlier.
- Can you value several properties in one certificate?
Yes, and it usually reads better that way. We list each property separately with its own value, then show the total.
- Do you value property outside India?
No. We value property in India. For assets abroad you would need a valuer in that country.
- I am already abroad. Can I arrange this from here?
Yes. This is very common. We inspect the property in India and email you the signed report. Here is how that works.
- Does the certificate need to be in a particular format?
Most embassies accept a standard valuation certificate. A few have their own wording. If yours does, send it to us and we will follow it.
