Delhi Circle Rate Finder

Every residential colony in Delhi sits in a category from A down to H, and each category has an official rate. Most owners have never been told theirs. Type your colony below.

What a circle rate is, in plain words

The Delhi government sets a minimum value for property in every colony. It is called the circle rate.

When you register a sale, stamp duty is charged on the higher of two figures: the circle rate value, or the price actually paid. You cannot register below the circle rate, even if you genuinely sold for less.

The A to H system

Delhi groups colonies into eight categories. A is the highest, covering the most expensive colonies in the city. H is the lowest. The rate per square metre falls steeply as you go down the list.

Two colonies that look similar can sit in different categories, and that changes the stamp duty on an identical transaction. It is worth knowing which one yours is in before you agree a price.

Circle rate is not market value

This is the part that confuses people most.

The circle rate is a floor set by the government, not a valuation. In many Delhi colonies the notified rates have not been revised for years and now sit well below what property actually changes hands for.

So your property may genuinely be worth far more than the circle rate suggests. A valuation report reconciles the two and explains the difference. We explain that here.

A revision is being discussed

Delhi has been reviewing these rates, with proposals for an increase and for a new A plus band above the current top category. Nothing has been finally notified as things stand. We check the current notified position for your colony before we finalise any report, rather than relying on a figure that may have moved.

Questions people ask us

Can I sell below the circle rate?

You can agree any price, but stamp duty is charged on the circle rate value if that is higher, and the difference can also have tax consequences for both sides. Speak to your accountant before agreeing a price below the circle rate.

My colony is not in your list.

Does the category affect my valuation?

It is important evidence, but it is not the answer on its own. A proper valuation also uses what similar properties nearby actually sold for, and what our engineer finds when he inspects.

How often do these rates change?

Irregularly. Some have stood for years. That is precisely why we check the current position rather than working from a figure that may be out of date.
