Government approved property valuers in Surat
Our team covers Surat for capital gains, inheritance, bank and court valuations. Surat's property runs from family flats in Adajan to shops in the textile markets on Ring Road, and the paperwork behind it is distinctly Gujarati: jantri rates, town planning schemes and land tenure.

The government rate is the jantri
Gujarat calls its official minimum rate the jantri. It was revised in April 2023, sharply, for the first time since 2011. Stamp duty is charged on the agreement price or the jantri value, whichever is higher, and in Gujarat the duty is the same for men and women. The registration fee is waived when a property is registered in a woman's sole name. Current figures are in our stamp duty calculator.
Because the 2023 revision was so large, a lot of Surat property changed hands at prices that sat close to the jantri afterwards. The jantri is still a floor rather than a valuation, and the report shows where market value actually sits.
Town planning schemes
Much of Surat's growth happened through town planning schemes. Land was pooled, roads and plots were redrawn, and each owner's original plot became a final plot of a different size and shape, often with a deduction for public use. A Surat plot therefore has two identities, its original plot number and its final plot number, and a valuation has to use the right one.
Old tenure and new tenure land
Agricultural land in Gujarat can be old tenure, freely saleable, or new tenure, which needs a premium paid to the government before it can be sold for other use. Two fields side by side can differ greatly in value on this alone. The 7/12 and 8A extracts show which yours is, and the report states it.

Surat questions we hear most
- My plot has two numbers, an original and a final plot. Which is used?
The final plot, since that is what exists after the town planning scheme. The report records both so the history is clear to any buyer or bank.
- Is our farmland old tenure or new tenure?
The 7/12 extract shows it. If it is new tenure, a premium has to be paid before non agricultural sale, and the report reflects that in the value.
- Can you value a shop in a textile market?
Yes. Shops are valued from sales and rents in the same market, with the floor, frontage and access taken into account.
