Bank loan valuation in Surat
A large share of Surat's lending is against business property: shops in the textile markets, units in industrial estates and diamond trade offices. Banks value those very differently from homes, and the report has to speak the bank's language for each.
What the lender looks at
For a flat, the society, the building's age and condition, and recent sales in the same building.
For a shop or unit, its marketability if the bank ever had to sell it: which market, which floor, how much frontage, what rents similar premises fetch.
For a plot, its final plot number in the town planning scheme, its tenure, and whether the scheme's deductions and charges have been settled.
What we deliver
- The report in your lender's own format.
- Market value and forced sale value, with rental evidence for commercial property.
- TP scheme and tenure details recorded where relevant.
- Report in 48 to 72 hours after the site visit.
Industrial units in the estates
Units in Surat's industrial estates, such as those around Udhna, Pandesara and Sachin, are lent against on their use, power connection, access for trucks and the lease terms of the estate. A unit that can only be used for one trade is worth less to a bank than one with a flexible use. The report records each of those facts.
Diamond trade offices
Office units used by the diamond trade are valued on the building, its security and its location within the trade's established areas, from sales and rents of comparable offices.
Surat loan valuation questions
- Can I borrow against my shop in a textile market?
Yes, many banks lend against such shops. The report values it from sales and rents in the same market, which is the evidence the bank needs.
- My plot's TP scheme charges are unpaid. Does the bank care?
Yes. Unpaid charges can sit against the plot. The report records the position so the bank can decide.
- The bank valued my unit lower than I expected. Why?
Banks also consider how quickly the unit could be sold. An independent report shows whether their forced sale figure is reasonable.
