The guideline value is only the floor
Each locality in Indore has a collector guideline value, set for the district and published on the state's SAMPADA 2.0 portal with a fresh list most years. Stamp duty and the registration fee are worked out on that value or the deed price, whichever is higher. Together they take about 10.5 percent. Our stamp duty calculator has the current figures.
In Vijay Nagar, Palasia or along AB Road, sales usually close well above the guideline value. In the outer colonies they can sit close to it. A valuation shows which is true for your property.
IDA scheme plots: lease or freehold
Much of planned Indore was laid out by the Indore Development Authority in numbered schemes, Scheme 54 at Vijay Nagar among them. Most of those plots were allotted on lease. IDA has been converting leasehold property to freehold, and a freehold owner can mortgage or sell without first asking IDA. Buyers and banks price the two differently, so the report states which one you hold.
Colonies, approved and otherwise
Indore grew faster than its approvals. Many colonies on the edges were cut out of farmland without permission. Some have since been regularised by the municipal corporation and some are still waiting. That status decides how a bank treats the house, and the report records it.

Indore questions we hear most
- My plot is in an IDA scheme and still on lease. Should I make it freehold before selling?
Often it helps, because the buyer and their bank then deal with you alone, not you and IDA. The report values the plot as it stands and notes the lease terms, so you can weigh the conversion cost against the better price.
- Does the metro change what my property is worth?
It can. The first stretch opened along the Super Corridor in May 2025. Distance from a station is one of the things we check, next to the road, the colony and recent sales.
- You are a Delhi firm. Who comes to inspect in Indore?
