Capital gains valuation in Indore

Many Indore sellers own something bought long before the city's boom: a house near Rajwada, a plot in an early IDA scheme, or farmland that is now a colony. Against the old price, nearly all of today's price looks like gain. A certified 1 April 2001 value changes that.

The 2001 rule, briefly

If you acquired the property before 1 April 2001, the tax law lets its value on that date stand in for what you paid. Indore prices in 2001 were far above those of the seventies and eighties. The taxable gain shrinks, and the tax with it.

How an Indore value from 2001 is proved

A figure on its own will not satisfy a tax officer. We rebuild it from the district guideline list of 2001, deeds registered nearby around that date, and the building as it then stood. For an IDA plot the allotment and lease terms of the time count as well, since a leasehold plot was worth less than a freehold one.

Land that was farmland in 2001

Much of today's Bypass, Super Corridor and Rau belt was in agricultural use in 2001. Its value on that date is the value of farmland, taken from the revenue records of the period. Whether a farmland sale is taxed at all depends on its distance from the nearest municipality, so the report pins down the location.

What the report contains

The 1 April 2001 value, or the value at any other date you need, with the evidence, the working, and the valuer's registration under section 34AB of the Wealth Tax Act, Category I. Our Indore branch inspects before it is signed.

Indore capital gains questions

We got an IDA plot in 1992 and built on it in 1996. What is valued?

The plot and the house as they stood on 1 April 2001. Anything built or improved after that date is added separately as an improvement.

The plot was leasehold in 2001 and is freehold now. Does that matter?

Yes. The 2001 value is for what you held then, a leasehold interest. The report notes the later conversion, so your CA can treat the conversion fee correctly.

Is a farmland sale in Sanwer or Depalpur taxed?

That turns on the land's distance from the nearest municipality and that town's population. We record the location precisely so your CA can apply the rule.
