How property value works in Hyderabad

Telangana publishes official market values for every locality on the state registration portal, and duty is charged on that figure or your price, whichever is higher. Total government charges in the city run near 6 percent, gentler than most metros. Since January 2026 high value registrations here have also gone fully digital, with physical stamp paper phased out above fifty lakh rupees.

The official rate tells you the floor, not the truth. Hyderabad prices have moved faster than almost any Indian city since 2014, and the gap between the government figure and the market is often the widest in the country. Documenting the real number with evidence is exactly what a valuation report is for.
