Property valuation in Secunderabad

Secunderabad is Hyderabad's twin city, and a large part of it sits inside a cantonment. Property there runs under different rules from the municipal city around it, and a valuation has to start by establishing which side of that line a property is on.

Cantonment land is different

Inside the cantonment, the Cantonment Board has handled building permissions and local administration rather than the city corporation. Some older bungalows stand on land where the land itself is held by the government and the occupant holds the building. A buyer of such a property is buying a narrower interest than freehold, and pays accordingly.

A merger that is still under way

The government has been working to separate the civil areas of the cantonment and merge them into the municipal corporation. Guidelines have been issued and a committee formed, but as of October 2026 the process is not complete. Until it is, cantonment rules still apply to properties within its limits. The report says which regime applied on the valuation date.

What we see most

Old family houses in Marredpally, West Marredpally and around Tirumalgherry, flats in the busier commercial streets, and shops near the railway station. Many are inherited, and many have papers going back decades.

Why the tenure changes the value

Two houses of the same size, one on freehold land and one on land held from the government, are not worth the same. A bank will lend differently on them, and a buyer will offer differently. The report records the tenure as found in the records, so nobody is surprised later.

Secunderabad questions

Is my property inside the cantonment?

Your property tax receipt and building permission show who issued them. If it was the Cantonment Board, the property is within the cantonment.

Will the merger change my property's value?

It may make some permissions simpler once complete. A valuation is always made on the rules that apply on its date, and the report states them.

Will a bank lend against a cantonment property?

Many will, depending on the tenure and the permissions on record. The report states both, which is what the bank's legal team checks first.
