Property valuation in Gachibowli and Hitec City
Hyderabad's IT corridor is where most of the city's newer flats and gated villas are, and where prices moved fastest over the last decade. It also changed civic hands in February 2026, which matters for some paperwork.
A new municipal corporation
On 11 February 2026 the old Greater Hyderabad corporation was split into three. Gachibowli, Kondapur and the surrounding wards now sit under the Cyberabad Municipal Corporation. Property tax, building permissions and mutation records move with that change. Older documents will still say GHMC, which is correct for when they were issued.
What we value here
Flats in gated towers. The value turns on the project, its developer, the tower and the floor. Two flats of the same size in neighbouring projects can differ by a large margin, because buyers here pay for the developer's name and the amenities.
Villas in gated communities. Each villa is valued with its share of the community land, which is easy to overlook.
Plots in layouts further out. Towards Narsingi, Kokapet and Tellapur, plots in approved layouts are valued very differently from plots in layouts awaiting regularisation.
The NRI owner
A large share of flats in this corridor are owned by people now working abroad. We inspect, photograph with the date and location recorded, and email the signed report, so the owner never has to fly in. Selling from abroad brings its own tax deduction questions, covered on our NRI pages.
Gachibowli and Hitec City questions
- My documents say GHMC. Are they still valid?
Yes. They were issued by the body that was responsible at the time. New property tax and permission records will be with the Cyberabad corporation from 2026.
- Why is my flat valued below the developer's current launch price?
Launch prices for new towers include a premium for newness. Resale flats in the same area usually trade below them, and the report uses actual resale evidence.
- Can you value a villa in a gated community here?
Yes. The villa is valued together with its share of the community land and amenities, compared against resales inside the same community, since outside sales rarely match.
