Inherited property valuation in Hyderabad
Hyderabad inheritance is usually a records exercise, not a courtroom one: no probate is normally required, even with a will. The work is mutation, fair settlement between heirs, and getting the tax basis right for whoever eventually sells. Every one of those steps runs on a value.
Where the valuation actually gets used
- Mutation. Municipal and revenue records move to the heirs' names. Settlement or release deeds signed along the way state values, and careless figures create stamp duty exposure.
- Settlement between heirs. One keeps the Banjara Hills house, another takes the Kukatpally flat, a third the plot near Shamshabad. Three very different assets divide fairly only when each carries an evidenced number.
- The later sale. Inherited property keeps the previous owner's cost, which for old family holdings means the 1 April 2001 value. We issue that certificate from the same visit.

Plots dominate estates here, and plots bring layout and regularisation questions into the division. Old City houses carry vintage documents that need patient reading. Fringe land sits between agricultural and urban records, and which register it lives in changes its value. - Do we need court probate for my father's will?
