Government approved property valuers in Nagpur
Our Nagpur branch handles capital gains, inheritance, bank and court valuations. Nagpur is a plot city more than a flat city, and most of the questions we answer here are about what a plot is, who approved it and what it can be used for.

The government rate is the ready reckoner
Nagpur follows the same system as Mumbai and Pune. The state publishes a ready reckoner rate for every zone, and stamp duty is charged on the agreement price or the ready reckoner value, whichever is higher. In Nagpur the duty includes a metro cess and a local body tax, which puts it a point above Mumbai's. The current figures are in our stamp duty calculator.
NIT layouts, NMRDA and Gunthewari
Inside the city, a great deal of land was laid out and leased by the Nagpur Improvement Trust. The wider region is planned by the Nagpur Metropolitan Region Development Authority. Across both, thousands of plots were sold in layouts that were never formally approved, and the Gunthewari scheme lets them be regularised for a fee.
For a valuation this is the first question. A regularised plot in an approved layout is worth what its neighbours sell for. An unregularised plot in the same lane is worth less, because a buyer inherits the regularisation cost and a bank may not lend on it. The report states which one yours is.
What people here come to us for
- Selling an old house or plot. A capital gains valuation, often at 1 April 2001.
- A property left to the family. An inherited property valuation for division and the record change.
- A bank loan. A bank format report, with the layout status stated.
- A dispute. A court valuation for the city courts or the Nagpur bench of the Bombay High Court.
Areas we cover
All of Nagpur. Dharampeth, Civil Lines, Ramdaspeth, Sitabuldi, Sadar, Manish Nagar, Besa, Wardha Road and the MIHAN belt, Hingna, Kamptee Road, Koradi Road and the outer NMRDA villages.
Nagpur questions we hear most
- My plot is not regularised under Gunthewari. Can it be valued?
Yes. The report values it as it stands and states that it is not yet regularised, along with what regularisation would involve. A buyer or a bank needs to know both.
- Does MIHAN raise the value of land near it?
It has moved values along Wardha Road and the surrounding villages, but unevenly. Proximity alone is not evidence. The report relies on actual registered sales nearby.
- Is the ready reckoner the value of my house?
No, it is the minimum for stamp duty. Established areas often sell well above it, and the report shows the sales that support the real figure.
