Inherited property valuation in Nagpur
An inherited Nagpur property is often a house on a family plot, sometimes with farmland in a nearby village. Heirs need one agreed value before they can decide who keeps what. That is the report we write.
Changing the records
A city property moves to the heirs through a change in the property card and the municipal tax record. Farmland moves through a mutation entry on the 7/12 extract. An NIT leasehold plot also needs the trust to record the transfer.
Nagpur is outside the Bombay High Court's original jurisdiction, so a will does not have to be probated here as it would in Mumbai. The offices will still want the will or the details and consent of every legal heir.
Dividing a house and a field
The house and the land are valued separately and differently. A house turns on its location, plot and construction. Village land turns on its access, irrigation and whether it can be put to non agricultural use. Equal areas rarely mean equal value, and families who assume they do often end up disputing it later.
Two dates in one report
The value on the date of death settles the family division. The 1 April 2001 value, or the original cost, matters for tax when the property is later sold. One inspection gives both figures.
An NIT plot in the family
If the plot was leased by the Nagpur Improvement Trust, the lease passes to the heirs and the trust records it. Its remaining term and any dues affect the value, and the report states both.
Nagpur inheritance questions
- Do we need probate in Nagpur?
No. Probate is compulsory for wills within the Bombay High Court's original jurisdiction, which is Mumbai, not Nagpur. The records offices still need the will or the consent of all heirs.
- The farmland is still on our grandfather's 7/12. Can it be valued?
Yes. The report values it as it stands and notes that the mutation is pending, which has to be completed before the land can be sold cleanly.
- One of us wants the house and another the land. Is that fair?
It can be, once each is valued. If the values differ, the heir taking more pays the difference. Our buyout calculator shows the figures.
