You do not need to come to India
This is the thing most families worry about, so let us settle it first. Our engineer goes to the property. You stay where you are.
Here is what actually happens.
- You message us on WhatsAppTell us where the property is and what the report is for. Send photos of whatever papers you have. Nothing needs to be posted or couriered.
- We arrange accessUsually a relative, a tenant, a neighbour or a caretaker opens the property. If nobody is available, tell us and we will work something out.
- Our engineer inspectsHe measures, checks the construction and photographs everything. Every photo automatically records the date, the time and the exact location it was taken.
- You see the photos the same dayWe send them to you. Many of our clients have not seen the property in years, and this is often the first look they have had.
- You get the report by emailSigned and ready to use, in 48 to 72 hours. A printed copy can be couriered to India or abroad if you need one.
Why the photographs matter so much for you
When you are not in the country, you are trusting somebody completely. So we make that trust checkable.
Every photograph our engineer takes carries the date, the time and the exact position stamped onto the image itself. You can see for yourself that somebody stood at your property on that day. If a tax officer or a buyer ever asks, that evidence is already in the file.
What we are usually asked for
- Selling a property. Almost always needs a valuation for the gain, and if it was bought before 2001 the 1 April 2001 value usually saves a great deal of tax. More here.
- The buyer is deducting a large amount as tax. This is the biggest complaint we hear from families abroad. There is a way to reduce it. We explain it here.
- Inherited family property. Often needs valuing before it can be sold or divided. More here.
- Dividing property between family members. A neutral valuation prevents a great many arguments, especially when relatives are spread across countries.

Questions people ask us
- Do I need to give someone power of attorney?
Not for the valuation itself. We only need somebody to open the property for our engineer. You may well need a power of attorney for the sale itself, but that is a separate legal matter your lawyer handles.
- Nobody in my family lives near the property any more.
Very common. A tenant, a neighbour, a caretaker or a local contact is usually enough. Tell us the situation and we will find a way. We have done inspections where the nearest relative was three cities away.
- How do I pay from abroad?
Bank transfer or online payment both work. We will send you the details and a proper invoice.
- Will the report be accepted by authorities in my country?
Our report is prepared under Indian rules by a registered Indian valuer, which is what Indian tax authorities and buyers require. Many foreign accountants use it as supporting evidence too. If your accountant needs something specific in it, tell us before we start.
- The property is not in Delhi.
Tell us where it is. We cover Delhi ourselves and take on work across India through our own engineers and a network built over thirty years. If we are not the right firm for a particular location, we will say so.
