Government approved property valuers in Noida and Greater Noida

Noida is across the river from our Delhi head office, so our engineer can usually be at your door within a day. We value flats, sector plots, shops and land across Noida, Greater Noida and the Yamuna Expressway, and sign reports that tax officers, banks and courts accept.

Almost everything here is leasehold

This is the single fact that makes Noida different from Delhi next door. The land belongs to the development authority, which gives it out on a long lease. Noida Authority, the Greater Noida Authority and the Yamuna Expressway authority each hold their own area.

So a Noida flat is usually held on a sub lease, signed by the authority, the builder and the buyer together. A resale pays the authority a transfer charge on top of stamp duty. A valuation that ignores the lease terms, the pending dues or the transfer cost is valuing a property that does not exist.

The government rate is the circle rate

The district administration fixes a circle rate for each sector by category. Stamp duty is charged on the agreement price or the circle rate, whichever is higher. The current Uttar Pradesh rates are in our stamp duty calculator. As everywhere, the circle rate is a minimum, not the market value.

Thousands of Noida and Greater Noida buyers paid for flats years ago and waited a long time for possession, a registry, or both. Many registries were held up because builders owed the authority money. A flat in that position still has value, but it is a different value from a registered, occupied flat, and a bank or a court will want to know which one it is. We state it plainly.

Noida questions we hear most

My flat is leasehold. Does that make it worth less?

Not by itself, since nearly every property here is leasehold and buyers expect it. What moves the value is the remaining lease, unpaid authority dues and whether the sub lease deed is registered.

Our registry is still pending. Can the flat be valued?

Yes. The report values the flat as it stands, states that the sub lease deed is not yet registered, and explains the effect, so a bank or a court is not misled.

What is the transfer charge on a resale?

A fee the authority charges when a leasehold property changes hands, separate from stamp duty. It is worked out on the circle rate, so the buyer should budget for it alongside stamp duty.
