Inherited property valuation in Noida

When a Noida property is inherited, two things have to happen: the family has to agree what it is worth, and the authority has to transfer the lease. A signed valuation helps with the first and supports the second.

How the transfer works here

Because the land is leasehold, the authority's own record has to change, not just a municipal register. Each of the three authorities transfers a property to the legal heirs on the basis of a will, a succession document or the consent of all heirs. Supporting affidavits go with it.

Uttar Pradesh does not require a will to be probated first. The authority will still want every legal heir accounted for, and a family that has agreed the value finds the paperwork much easier.

Dividing one flat between several heirs

A single flat cannot be split into pieces. In practice one heir keeps it and pays the others their share, or it is sold and the money divided. Both need a fair figure. A valuation from an independent registered valuer is the figure nobody can say favoured one side.

If one heir is buying the others out, our buyout calculator shows roughly what each payment would be once the value is known.

The two dates

For the division, the value at the date of death. For a later sale, the original owner's cost, or the 1 April 2001 value if the property was held before then. We usually report both after one inspection.

Noida inheritance questions

Do we need probate for a Noida property?

No. Probate is required for wills in Mumbai, Chennai and Kolkata, not in Uttar Pradesh. The authority transfer still needs the will or the agreement of all the legal heirs.

The flat is still in our late father's allotment, not registered. What now?

The allotment can usually be transferred to the heirs, and the registry done in their name later. The report values the flat in its current state and notes the pending registry.

One of us lives abroad. Does that slow things down?

Not the valuation. We inspect and email the signed report. The authority transfer may need that heir's documents attested abroad, which is worth starting early.
