Property valuation for court matters in Noida

Many Noida disputes are not between family members at all. They are between buyers and builders, over flats that arrived years late, smaller than promised, or not at all. A valuation is how that loss is put into numbers a court can award.

The disputes we are asked into

Builder disputes often go to the consumer commissions or the real estate regulator rather than a civil court. We prepare reports for each forum, and the method is the same: inspect, measure, compare, and show the working.

What makes the report count

The flat or plot has to be inspected, and where area is in dispute, measured. Comparable sales have to be from the same project or similar ones nearby. Where the claim depends on what the flat would have been worth on the promised date, that date is valued from evidence of that time.

Our article on valuing a builder delay claim explains the method in more detail.

Noida court valuation questions

Can a valuation prove my flat is smaller than promised?

Yes, by measuring it and comparing the carpet area found with the area in your agreement. The report states both and the value of the difference.

Will the valuer give evidence if the case needs it?

Yes. The valuer who signed the report can appear and explain it. The working is written out in full so the evidence matches the document.

The builder's own valuation favours the builder. What can we do?

Commission an independent one. We inspect, check their comparables, and set out in writing where we agree and where we do not, and why.

Checked by Parish Rao, Chartered Engineer and Government Approved Valuer (Registration number CAT-I/443/117/2000-01).
