Capital gains valuation in Noida
Noida's older sectors were allotted in the 1980s and 1990s at prices that look tiny today. Sell one of those plots or flats and the gain looks huge unless the cost is worked out properly. That is what this report does.
When a 2001 value helps
If the property was acquired before 1 April 2001, you may use its value on that date as your cost, instead of the old allotment price. For a plot allotted by Noida Authority in 1988, the 2001 value is usually far higher than what was paid. A higher cost means a smaller gain and less tax.
For anything acquired after 2001, the actual cost is used. Resident sellers can still choose to adjust it for inflation, under the rules our capital gains calculator explains. We still value in those cases when the sale price is below the circle rate. The tax department can then treat the circle rate as the sale price, and that needs answering with evidence.
What is particular to a Noida sale
- Leasehold cost. The premium paid to the authority, lease rent paid in advance, and any additional compensation the authority later demanded can all form part of the cost. The report sets them out.
- Transfer charges. The fee paid to the authority on the sale is an expense of the transfer, which reduces the gain. Keep the receipt.
- Flats bought under construction. The date of allotment, not the date of possession, usually fixes when the holding began. We record both.

Noida capital gains questions
- The authority asked for extra compensation years after allotment. Does that count?
Usually yes, as part of the cost of acquiring the plot. Bring the demand letter and the receipt. The report lists it so your CA can include it.
- I am selling below the circle rate. What happens?
The tax department can take the circle rate as your sale price. A valuation report showing the real market value is how you ask for that to be reconsidered, within the tolerance the law allows.
- Is the sub lease deed date or the allotment date my purchase date?
It depends on the facts, and it can decide whether the gain is long term. The report records every date so your CA can apply the right one.
