Bank loan valuation in Noida
A Noida lending file has one question most cities never ask: who actually holds the land, and on what terms. We write bank format reports that answer it, along with the usual questions about value.
What a Noida lender looks at
The lease. The bank lends against a leasehold interest, so it wants the lease period, the authority's permission to mortgage where required, and confirmation that lease dues are paid.
The registry. A flat with a registered sub lease deed is a straightforward security. A flat still held only on an allotment letter is not, and many banks lend on it only through an approved project arrangement.
The project. Whether the tower has its occupation certificate, and whether the builder has dues outstanding with the authority that could hold up the registry.

Plots and shops
Residential plots in the older sectors and shops in sector markets carry their own lease terms, sometimes with restrictions on use. A shop allotted for one trade and used for another is a different security. The report records what was allotted and what is actually there.
Noida loan valuation questions
- My sub lease deed is not registered yet. Can I still get a loan?
Sometimes, usually through a bank that has approved the project. The report states the registry status clearly, which is what the bank needs to decide.
- Does the bank need the authority's permission to take a mortgage?
For many leasehold properties, yes. Your bank will tell you its requirement. The report records the lease details so the permission can be applied for.
- The bank valued my flat below what I paid. Why?
Often because the purchase price included charges the bank does not count, such as parking or club fees, or because resale values in that tower are lower. An independent report shows which.
