How we started

The firm began in 1995 as a small engineering and valuation practice in East Delhi. In those days almost all our work came from banks who needed someone to go and look at a property before they gave a loan.

Over the years that changed. More and more families started coming to us directly. Usually they were selling a house their parents or grandparents had bought decades ago, and their accountant had told them they needed a valuation as on 1 April 2001. That is still the most common reason people call us today.

What we actually do

We work out what a property is worth on a particular date, and we put that in a signed report that official bodies accept. That includes the Income Tax Department, banks, courts, insurance companies and foreign embassies.

The work has three parts. Someone has to go and physically look at the property. Someone has to find real evidence of what similar properties sold for. And someone has to write it up so clearly that an officer reading it three years later does not have any questions. We do all three ourselves.

Who we work for

• Families selling property. Most of our work. Usually an old house or flat, often inherited.
• Indians living abroad. Families in Canada, America, Dubai, Britain, Australia and Singapore who own property here and cannot fly back for an inspection.
• Chartered accountants and lawyers. 800 plus chartered accountants, CPAs and lawyers send us their clients. They handle the filing, we handle the valuation.
• Banks and finance companies. Loan and mortgage valuations in their own formats.
• Courts and families in dispute. Where property has to be divided and everyone needs a number they can trust.

The people

The firm is led by Parish Rao, Chartered Engineer and Government Approved Valuer. Every report that leaves our office is checked and signed by him. Behind that there is a team of engineers and field staff who do the site visits.

How we are different from a website

There are companies that will sell you a valuation report without ever visiting the property. We do not work that way, and honestly you should be careful with anyone who does. If the Income Tax Department questions a report, the first thing they look at is whether the valuer actually went there.

Our engineers visit every property. They photograph it, and every photograph carries the date, time and exact location where it was taken. That evidence sits behind the number in your report.
