How property value works in Chennai
Tamil Nadu publishes a guideline value for every street and survey number, which you can check on the state registration portal. Stamp duty and registration together are the steepest among big Indian cities, roughly 11 percent of the higher of your price or the guideline value. Getting the value question right before you sign is therefore worth real money here.
Chennai has a quirk the other cities mostly lack: in some localities the guideline value sits close to or even above what the market genuinely pays. When that happens, an evidence based valuation is how you document reality, whether for the registrar, the tax officer or a court.

- The guideline value of our street looks higher than actual prices. What does that mean for us?
It happens in parts of Chennai. Duty is normally charged on the higher figure, and a sale below guideline value can trigger tax questions for both sides. An evidence based valuation documents the genuine market level, which is your protection in that conversation.
- What exactly is undivided share, and why does it matter?
In a Chennai flat you own a share of the land plus the built flat. As buildings age, the land share carries more of the value. Any serious valuation here has to work land and building separately, and ours do.
- Our plot's patta is still in my late father's name. Can you value it?
Yes. We value the property and state the patta position plainly. For sale, loan or settlement, the buyer's lawyer will want the patta corrected, and knowing the value first usually helps the family decide the order of steps.
- Do you handle NRI owners?
