Property valuation in T Nagar

T Nagar was laid out as a planned residential suburb in the 1920s. Today it is one of Chennai's busiest shopping districts, and many of its old houses now hold shops, showrooms and offices. Valuing property here is mostly valuing commercial potential.

Residential land, commercial value

A house on a quiet T Nagar street and a building of the same size on Usman Road or near Ranganathan Street are worth very different amounts. The difference is commercial use: frontage, footfall and what the property can lawfully be used for. The report sets out the use the property is approved for, and what that does to the value.

Rent tells you a great deal

Many T Nagar owners let their ground floors as shops. The rent those shops earn is strong evidence of value, alongside sales. We use both, and show the working.

Old family buildings

Many T Nagar properties are owned by large families, sometimes several generations of one. Dividing them, or selling to a retailer, needs a value everyone accepts. Since Chennai is a presidency town, a will dealing with property here usually needs probate before it can be acted on.

Guideline value

T Nagar's guideline values are among the higher ones in Chennai. Stamp duty and registration are charged on the higher of agreement value and guideline value, so the guideline matters here more than most places.

Selling to a retailer

Retail chains buying in T Nagar pay for frontage and footfall. An owner approached by one should know the commercial value of the site before negotiating, and an independent valuation is the way to find it.

T Nagar questions

Our ground floor is let as a shop. Does that raise the value?

Usually yes. Rent is strong evidence of what the space is worth, and the report weighs it alongside comparable sales.

Can a residential building here be valued as commercial?

Only for the use it is approved for. The report states the approved use and values accordingly, since an unapproved use is a risk for buyers and banks.

Can a family building here be divided floor by floor?

Yes, but floors are rarely worth the same. A ground floor shop is usually worth far more than an upper floor, and the report values each separately.
