Property valuation in Anna Nagar

Anna Nagar was planned and developed by the Tamil Nadu Housing Board from the 1970s, with wide roads and regular plots. Many of its original houses are now being rebuilt as small apartment buildings, and many are passing to the next generation.

Housing board origins

Because so much of Anna Nagar began as housing board allotments, the title often starts with an allotment and a sale deed from the board. We trace that chain, because a clean one makes a property easier to sell and to lend against.

Houses becoming flats

The common Anna Nagar decision is whether to keep the family house, sell it, or give it to a builder in return for flats. Each flat comes with an undivided share of the land. To judge a builder's offer, the family needs the value of the plot and of the flats being offered.

Probate

Chennai is a presidency town, so a will dealing with property here usually needs probate from the Madras High Court before the property passes. Probate needs a stated value. Inherited property in Chennai.

What we value here

Independent houses on the original plots, the newer apartment buildings that replaced many of them, and shops along the main avenues. Anna Nagar East and West, Shenoy Nagar and Thirumangalam are all covered.

Shops on the main avenues

Second Avenue and Third Avenue carry shops, clinics and restaurants in buildings that started as homes. Their value depends on the approved use and the rent they earn, and the report weighs both against sales nearby.

Anna Nagar questions

Our house was a housing board allotment. Does that affect the sale?

Only if the original allotment and later deeds are incomplete. The report records the chain so a buyer can follow it.

A builder has offered us flats for our house. Is it fair?

A valuation of the plot and the offered flats shows whether the split is fair before you sign.

Is Anna Nagar property still a good value for a loan against property?

Its established location usually supports strong lending values. A current valuation often shows far more equity than the original purchase price suggests.
