The guideline value argument

Chennai litigation often collides with the guideline value: a party claims it as the true value because it suits them, high or low. Courts know the guideline is an administrative rate, not market evidence. A valuation built on actual registered transactions, inspection findings and stated methods gives the court something the guideline cannot: reality with receipts.

Built to be attacked

Every litigation report we sign assumes the other side will attack it. So the comparables are registered sales and the inspection is proven with dated photographs. Land and building are worked separately where the property demands it. The method section is written for a judge to quote. When cross examination comes, we appear.

Can you value the property as it stood on the agreement date years ago?

Yes. Specific performance and partition matters need past date values regularly. We reconstruct from the guideline history and registered sales of that period, with the method stated openly in the report.

Both sides have wildly different numbers. Does a third report help?

A jointly commissioned report often ends exactly that deadlock, faster and cheaper than continued expert warfare. Courts receive joint valuations well. We take joint appointments on clear terms with both parties.

The dispute is about undivided share the builder allotted. Can that be valued?

Yes. The land share has a market value independent of the builder's stated figures, and Chennai courts see such valuations regularly. We compute it transparently from land rates and the share fraction.
