Property valuation in Banjara Hills and Jubilee Hills

These are Hyderabad's established address: large plots, independent houses on rocky hillsides, and some of the highest land values in the city. Valuing a house here is mostly about valuing the land under it.

Land first, building second

On a large Jubilee Hills plot, the land is usually worth far more than the house standing on it. A thirty year old bungalow may add little to the value, or even reduce it if a buyer would demolish and rebuild. The report values the land and the structure separately and says which drives the price.

Society plots

Much of Jubilee Hills and Film Nagar was laid out by housing societies, which allotted plots to their members. The title runs through the society's allotment as well as the sale deeds, and a transfer may involve the society's records. We check that chain and record it.

Uneven ground

Hillside plots here vary in level, shape and rock. A plot needing heavy excavation is worth less than a level one of the same size on the same road. That is visible only on site, which is one reason we never value these from a desk.

Why people come to us here

Mostly for family matters: dividing a parent's house between children, or selling a plot held since the 1980s, where a 1 April 2001 value makes a large difference to the tax. Also for loans against property, where the land value supports a large sanction.

Our house is old. Does it add anything to the value?

Sometimes little. On a valuable plot, buyers often price the land and plan to rebuild. The report states the land value and the structure's contribution separately.

Our plot came through a housing society. What does the report need?

The society allotment and any transfer records, along with the sale deeds. We record the chain so a buyer or bank can follow it.

We want to sell part of a large plot. Can that be valued?

Yes, if the subdivision is permitted. A smaller piece usually fetches a higher rate per square yard than the whole, and the report values the part being sold on its own.
