Inherited property valuation in Indore
An Indore inheritance can be a house in the old city, a plot in an IDA scheme and some land in Sanwer or Depalpur, all in one parent's name. Before the family divides it, each piece needs a fair value that no single heir has chosen.
Each kind of property moves differently
Farmland passes by mutation in the revenue records. An IDA plot needs the authority to transfer the allotment or the lease to the heirs. A house in a municipal colony needs the corporation's records changed, and a registered deed later if one heir takes it over.
No court has to prove a will in Madhya Pradesh before property moves. Expect to show the death certificate, then the will, or the names and consent of all legal heirs. A succession certificate is sometimes asked for too.
Equal areas are rarely equal value
A 1,500 square foot plot in Vijay Nagar and the same area in a new colony off the Bypass are not worth the same. A freehold house and a leasehold one differ too. We value every piece on its own, so the heir who takes the land does not lose out against the one who takes the house.
Two dates from one visit
The value on the date of death is the fair starting point for dividing. The 1 April 2001 value, or the original cost, matters only when an heir later sells. One inspection gives both.
