How to get the rate right

The size is the easy part. The rate is where people go wrong, and the rate is what decides the answer.

Do not use the asking prices on property portals. Sellers list high and negotiate down, so those numbers sit well above what actually changes hands. Ask two local brokers what the last sale in your building or on your street actually closed at. That number is the one to type in.

If you are in Delhi, the circle rate for your colony gives you the government's floor. Market rates usually sit above it, sometimes by a lot, and knowing both ends of that gap is useful before you talk to anybody.

What the adjustments are doing

A newly built flat and a thirty year old flat in the same block are not worth the same money, even at the same size. The building ages, the fittings age, and eventually somebody has to spend on repairs. The age adjustment reflects that.

Condition is separate from age. A well kept forty year old house can hold value better than a badly kept fifteen year old one.

Floor matters in a specific way. A fourth floor flat with no lift is genuinely harder to sell, especially to an older buyer, and the market prices that in. A top floor with terrace rights usually carries a premium instead.

Why we show a range

Any calculator that gives you a single figure to the rupee is pretending to a precision it does not have. Two identical flats in one building sell months apart at prices that differ by several lakh, depending on who was buying and how quickly the seller needed the money.

A range is the honest answer. It tells you the ballpark, which is what you actually need before deciding whether to sell, what to counter with, or whether it is worth ordering a proper report.

When you need the real thing instead

Nobody official accepts a printout from a calculator. A bank, a court, the Income Tax Department, an embassy and an insurer all want the same thing. A signed report from a government approved valuer, with an inspection behind it, comparable evidence and a methodology they can check.

Can I use this result for a bank loan or my tax return?

No. Banks, courts, the Income Tax Department and embassies all need a signed report from a government approved valuer. This is a guide to help you think, not a document anybody will accept. Here is what an accepted report involves.

What rate should I put in if I have no idea?

Why does it not ask for my city?

Because the rate you enter already carries the location. A rate per square foot in Defence Colony and one in Rohini are different numbers, and you supply the right one for your area.
