Who signs what
People often think one person can produce this whole thing. Two different professionals are involved.
- The valuer says what your property is worth. That is us.
- The chartered accountant takes that figure, adds your bank balances, investments and other assets, subtracts your loans, and certifies the total.
An accountant cannot certify a property value out of thin air, and a valuer cannot certify your bank balance. Which is why these two documents are almost always prepared together.

Making sure the numbers match
The most common reason these files get a query is embarrassingly simple. The property is shown at one figure in the valuation report and a different figure in the net worth certificate. An officer sees two numbers for the same flat and asks a question.

That certificate is signed by a chartered accountant. We provide the property valuation that goes into it and we coordinate directly with your accountant.
- I do not have a chartered accountant.

- How recent does it need to be?
Usually within three to six months. Check the requirement for your specific application.
- Does it include property owned abroad?
It can, but the valuation for a foreign property has to come from a valuer in that country. We handle the Indian property.
