Bank loan valuation in Mumbai

Banks lend against the value their valuer certifies, not against what the broker told you. We prepare bank format valuations across Mumbai for home loans, loans against property, and refinancing, including the buildings other valuers avoid.

Why Mumbai loan files get stuck

The flat is fine, the papers are Mumbai. Buildings from the sixties with no occupation certificate. Societies mid way through deemed conveyance. Chain of agreements with one link missing. Banks do not reject these automatically, but they need a valuer who documents the position honestly and values what is actually mortgageable. That is our lane.

What we deliver

Loan against property and refinancing

For loans against property the bank's comfort depends heavily on the report, since there is no builder file behind it. For refinancing, an updated valuation showing what your property is worth today often improves the terms the new bank offers. Both start with the same visit.

Loan valuation questions from Mumbai

My building has no occupation certificate. Will the loan die?

Not necessarily. Many older Mumbai buildings lack one. The report states the position and values the property accordingly, and each bank applies its own policy. An honest report keeps the file alive; a silent one gets it rejected later.

The bank already has valuers. Why would I need you?

Sometimes you want your own number before you negotiate, or a second opinion when the bank's figure looks off, or a valuation for a bank that lets you choose from its panel. We tell you honestly which case applies.

What does the visit involve?

Measurement, construction check, photographs with date and location, and a look at the society and title papers you have. About an hour for a typical flat.
