Property valuation in Kothrud

Kothrud was built out in the 1970s, 1980s and 1990s as a middle class residential suburb, mostly in cooperative society buildings and small bungalows. Many of those buildings are now old enough for redevelopment, and many of the people who bought them are passing them on.

The redevelopment wave

Society after society in Kothrud is weighing a developer's offer: demolish the old building, build a new one, and give members larger flats and sometimes cash. A member needs two values to judge it, the existing flat and the flat being offered. With both, the offer can be compared against what the building's land and rights are really worth.

Inherited flats and bungalows

Many Kothrud homes now belong to children who live elsewhere. Pune is not a presidency town, so a will here does not need probate as it would in Mumbai. The heirs still need an agreed value to divide the property or sell it. Inherited property in Pune.

What we value here

Society flats along Paud Road and Karve Road, bungalows in Erandwane and Karve Nagar, and flats in the newer buildings towards Warje. Kothrud is within the Pune Municipal Corporation, and values have been supported by the metro line along Karve Road.

The 2001 value

Flats bought in the 1980s and 1990s can use their 1 April 2001 value as cost when sold. That figure usually reduces the taxable gain considerably.

Bungalow plots

A bungalow on an Erandwane or Karve Nagar plot is valued mostly on its land. Where a builder would buy it to put up flats, the plot's permitted building area decides the price more than the house does.

Kothrud questions

A developer has offered our society a redevelopment. How do we judge it?

Value your existing flat and the new flat offered. Comparing the two, against what the plot is worth, shows whether the offer is fair.

Do we need probate for our parents' Kothrud flat?

No. Probate is needed in Mumbai, not Pune. The society still needs the will or the consent of the heirs to transfer the share.

Is our bungalow worth more than a flat of the same size?

Usually much more, because you own the whole plot. The plot value carries most of the price, and the report states it separately from the house.
