Property valuation in Pimpri Chinchwad

Pimpri Chinchwad is its own municipal corporation, an industrial town that became a large residential city. Much of its planned housing was built on land leased by a now dissolved development authority, and that history has just changed.

Pradhikaran plots and the freehold decision

Large parts of the city, often called Pradhikaran, were developed by the Pimpri Chinchwad New Township Development Authority, which leased plots and homes on 99 year terms between 1980 and 2010. That authority was merged into PMRDA in 2021, and most of its property passed to the municipal corporation. The state has since approved converting these leasehold properties to freehold, at the owner's option.

For a valuation, it matters whether a property has been converted. Freehold sells and mortgages more easily, and the report states which applies.
