Bank loan valuation in Pune

Not necessarily. Many Pune societies are mid way through deemed conveyance, and banks have policies for it. The report states the position plainly so the right lender says yes early, instead of the wrong one saying no late.

The bungalow is from 1968. Which banks will consider it?

Those that read residual life rather than birth year, and there are several. Our structural assessment and land value split give them exactly what their policy needs to approve.

Does it matter that my flat is PCMC, not PMC?

For rates and evidence, yes: the report must use PCMC reckoner data and PCMC comparables. Banks notice when a valuation uses the wrong corporation's numbers, so we never do.
