Capital gains valuation in Kolkata

Kolkata property tends to stay in families for generations. When it finally sells, the tax computation reaches back decades, and the 1 April 2001 value becomes the most important number on the page. We certify it with archive evidence.

The typical Kolkata sale

A house in Bhowanipore bought by a grandfather in 1952. A Jodhpur Park plot allotted in the sixties. A Salt Lake house from the first waves of the township. None of these have a usable purchase price. The law solves this by letting the seller adopt the property's market value as on 1 April 2001 as the cost, and then index it forward.

The catch is proof. The 2001 figure must be defensible, and in most cases it should not exceed the stamp duty value of that date. We reconstruct the 2001 position from registration records and sale instances of that era, area by area, and the certificate shows the working.

Kolkata complications we know well

Sales where the property was partitioned along the way, so each branch needs its own share valued. Tenanted floors, which affected value in 2001 and affect it now. Additions built in the eighties on a fifties house, needing land and structure separated by age. Sellers living abroad while one cousin manages the sale. The report handles each of these explicitly instead of pretending the house is a simple flat.

The house was partitioned in 1998. What do we value?

Each seller's share as it stood on 1 April 2001, reflecting the partition. If the partition happened after 2001, the working changes. Tell us the sequence and we will structure the certificates correctly.

Part of the house was tenanted in 2001. Does that lower the 2001 value?

It changes it, and an honest report says how. A tenanted floor in 2001 is valued as tenanted. Ignoring it produces a number the department can attack, which defeats the purpose.

We only have very old papers in Bengali. Is that workable?

Completely. Old deeds, khatian records and municipal receipts in Bengali are standard material for us in Kolkata. What matters is the chain they show, not the language.
