Property valuation in South Kolkata

South Kolkata is full of old family houses: three storeys, several branches of one family, and sometimes a tenant who has been paying the same rent for forty years. Most of what we value here is one of those houses, at the moment the family decides what to do with it.

The tenant question

A house with long standing tenants on controlled rents is worth less than the same house empty, often much less, because a buyer inherits the tenants. The report states how much of the building is tenanted, on what rent, and what that does to the value. Ignoring it overstates every share.

The developer offer

Many South Kolkata families are offered a joint venture: a developer demolishes the old house and builds flats, and the family receives some of the flats instead of cash. Whether the offer is fair depends on what the land is worth and what the finished flats will sell for. An independent valuation is how a family checks the developer's arithmetic.

Probate and the house
