If you are missing papers, read this first

Almost every older property in India has gaps in its paperwork. Deeds are with a relative, plans were never kept, tax receipts stop in the 1990s, the mutation was never done.

None of that stops a valuation. We work from what exists, and we say plainly in the report what was seen and what was not. A report that documents its own limits is far stronger than one that quietly pretends everything was available.

What we cannot do is invent a document. If a bank specifically requires a sanctioned plan, that requirement is theirs and it has to be met separately.

What each reader really cares about

A bank cares about title and about whether the construction is authorised, because it is lending against both. Expect the plan and the completion certificate to be asked for.

The tax department cares about cost and date. The purchase deed is the document that fixes both, and for pre 2001 property, the deed plus the evidence supporting the 2001 value.

A court cares about what is being valued and as at what date, which is usually set out in an order. Send us the order rather than a summary of it.

An embassy cares that the property is yours, that the figure is credible and that the format matches their checklist. Send us the checklist.

Photographs are enough to start

You do not need to courier originals anywhere. Clear phone photographs of each document are enough for us to begin, which matters a great deal if you live abroad or the papers sit in a bank locker.

What does need to happen physically is the inspection. Our engineer visits, measures, checks the construction and photographs the property, with the date, time and location recorded automatically on every image.

The one document worth chasing

If the property was bought before April 2001 and you can lay your hands on the original purchase deed, do it. It fixes the date beyond argument, and the date is what decides whether the 2001 value applies to you.

If it genuinely cannot be found, that is workable too. The registry holds a certified copy, and we can help you identify what to ask for.

Questions people ask us

What if I cannot find the original sale deed?

A certified copy can be obtained from the sub registrar office where it was registered. It is a routine application. For a valuation we can start from a certified copy or even clear photographs while you arrange it.

Do I have to send original documents?

No. Clear photographs from your phone are enough for us to begin, which matters if you are abroad or the papers are in a locker. What has to happen in person is the property inspection.

Is a valuation possible with no papers at all?

Often yes, and it is more common than people expect on old and inherited properties. The report records what was available and what was not, which is far stronger than pretending otherwise.

Does the property need an approved plan?

For a bank loan it usually does, because the bank is lending against authorised construction. For a tax or court valuation we can proceed without it and record the position as we found it.
