About property in New Delhi
This is the smallest district by area and by some distance the most expensive. Much of it is Lutyens Delhi, built as the capital in the nineteen twenties and thirties, and a large share of the housing belongs to the government. What is privately held is mostly heritage bungalows on large plots, and there is very little of it. Connaught Place at the northern end is the city's original commercial centre and still commands the highest office and retail rates in Delhi.
What affects value here
- Plot sizes here are unlike anywhere else in the city, so a rate per square metre taken from an ordinary colony means nothing.
- Many properties carry heritage or building restrictions that limit what can be built, which affects value.
- Land is nearly all of the value. The building on top often contributes very little by comparison.

- Why are valuations here so much higher than the rest of Delhi?
Supply. Almost nothing new is built and very little privately owned property ever comes to market. The land rate does the work, and it is far above any other part of the city.
- Our bungalow is old and needs repair. Does that reduce the value much?
Less than you would expect. In this district the land carries nearly all the value, so the condition of the structure moves the total far less than it would in a colony where the building matters more.
- Is Connaught Place valued like the residential areas?
No. It is commercial, so we work from the rent it earns and cross check against actual sales. Frontage and floor level matter enormously there.
