Sheds, plots and the estate they sit in

An industrial unit in Delhi is usually valued on land and building rather than on comparable sales, because genuinely comparable transactions are scarce and each estate has its own character.

Okhla behaves differently from Bawana, and a corner plot with lorry access is a different asset from an interior shed on the same road. Access for goods vehicles is the factor owners most often underestimate.

Lease terms and what the allotment says

Much industrial land in Delhi is held on allotment from the authority with conditions attached: permitted use, transfer restrictions and sometimes a requirement to keep operating.

Those conditions affect who can buy and therefore what it is worth. We read the allotment letter rather than valuing the land as though it were unencumbered.
