About property in North East Delhi
The most densely populated district in Delhi and one of the most affordable. Housing is mostly small plotted construction, much of it built incrementally by families over the years, floor by floor as money allowed. A significant part of the district grew as unauthorised colonies that were later regularised, which means the paperwork can be complicated even where the ownership is not really in doubt.
What affects value here
- Regularisation status matters a great deal here and must be established before any figure is put down.
- Plots are small and lanes are narrow, and lane width has a real effect on value.
- Construction was often done in stages without a sanctioned plan, so what exists has to be measured rather than read off paper.

- Our colony was regularised. Does that affect the valuation?
It affects it positively compared with an unregularised colony, because a buyer has more certainty. We record the status accurately, since a report that glosses over it will not stand.
- We have no sanctioned plan. Can you still value it?
Yes. We measure what is actually built and value that. The absence of a plan is noted in the report rather than hidden, which is what a bank or tax officer would expect.
- The lane to our house is very narrow.
That does reduce value, because access limits what can be built and who will buy. It is one of the factors we record on site.
