This district contains Dwarka, which is a planned sub city of its own with hundreds of cooperative group housing societies laid out in numbered sectors. That makes valuation here unusually evidence rich, because dozens of similar flats in the same sector change hands every year. Further out towards Najafgarh the character changes completely into village land and farmland, some of it now caught up in land pooling proposals.
What affects value here
- In Dwarka the sector number matters. Metro connectivity and distance from the expressway move values between sectors.
- Most Dwarka flats are cooperative society flats, so the society's own transfer rules and dues need checking.
- Land near Najafgarh may be affected by land pooling policy, which changes what can eventually be built.
