About property in South East Delhi
A district of two halves. The western side holds established colonies like Defence Colony and Maharani Bagh with high value housing. The eastern side runs into Okhla, which is one of Delhi's main industrial and small factory areas. Lajpat Nagar in the middle is a busy market where residential and commercial use sit on top of each other. There the ground floor of a house may be worth several times the floor above it.

- Where a house sits above a shop, residential and commercial parts have to be valued separately or the number is wrong.
- The Okhla industrial area is largely leasehold, and the remaining lease term affects value.
- This district spans nearly the full range of colony categories, so location within it matters more than usual.

- Our ground floor is a shop and we live above. How does that work?
The two parts are valued on different bases. The shop is valued on the rent it earns or could earn, the residential floors on comparable sales. Adding them together without separating first would give a misleading figure.
- Our Okhla unit is on lease from the authority. Does that matter?
Yes. We check how many years are left, whether it can be transferred and on what terms, and what charges arise on transfer. All of that affects value and it belongs in the report.
- Lajpat Nagar rates seem to vary hugely street to street.
They do. Proximity to the main market changes value sharply over a short distance, so we rely on sales from the same stretch rather than an area average.
