About property in North Delhi
The oldest planned part of modern Delhi. Civil Lines was the British administrative area before New Delhi was built, and it still has large bungalows on very generous plots. Model Town has some of the biggest private houses in north Delhi. Kamla Nagar next to the university has become a student and retail hub, where small properties earn strong rent from shops and paying guest accommodation.
What affects value here
- Civil Lines plots are unusually large and some properties carry heritage constraints.
- Around the university, rental income from students often supports a higher value than comparable sales alone would suggest.
- Much of the housing stock is genuinely old, so construction age and condition need careful assessment.

Land dominates. We apply the land rate for the colony and add the depreciated value of the structure. On plots this size the building is a small part of the total.
- We rent rooms to students in Kamla Nagar. Does that count?
It does. Where a property earns real and steady rent we take that into account alongside sale comparisons, because a buyer is buying the income too.
- The house is from the fifties. Is it worth less because of age?
The structure is worth less, yes. But the land is unaffected, and in these colonies the land is most of the value. We show the two separately so you can see it.
