How fast can you get a visa valuation?
Almost every visa valuation call starts the same way: the appointment is close, the consultant has just asked for a document nobody mentioned earlier, and the applicant wants to know if it is still possible. Usually it is.
The realistic timeline
For a normal property with the owner reachable:
- Day zero. You call, send the checklist and the property papers. We confirm what is needed and quote.
- Day one. Site visit, usually within a day in any city we cover. Measurements and photographs take under an hour.
- Day two to three. Comparable research, drafting, internal check, signature.
- Delivery. By email, with a physical copy couriered if your file needs one.
So 48 to 72 hours from the visit is the honest standard, and about three to four days end to end.
What actually causes delay
Rarely the valuation itself. The usual culprits:
- Access. The property is locked, tenanted, or the key holder is travelling. Nothing moves until someone opens the door.
- Missing title papers. We need to see what establishes ownership. Hunting for a deed can take longer than the whole valuation.
- Multiple properties in different cities. Each needs its own visit.
- Checklist arriving in pieces. Format changes after drafting mean redrafting.

Genuinely urgent files
Tell us the appointment date on the first call and we plan backwards from it. Same day visits are often possible, and we can prioritise drafting where the deadline is real.
What we will not do is skip the site visit to save a day. A certificate produced without one is exactly the kind that raises questions, which is a poor trade when a visa appointment is at stake. The six mistakes that weaken a visa file covers why.

Two weeks before the appointment removes all of this stress. It leaves room for a missing document, a travelling owner or a consultant who wants a wording change, and none of those become emergencies.
