Net worth certificate or valuation report?

This is the single most common question we get from visa applicants, and the confusion is understandable. The two documents overlap, they are often requested in the same sentence, and they are signed by different professionals.

The one line answer

A valuation report says what your property is worth. A net worth certificate says what you are worth in total. The first is an input to the second.

What the valuation report is

A registered valuer visits the property, measures it, photographs it and establishes its current market value using real transactions nearby. The report describes the property, names the owner, states the value, and carries the valuer's registration details.

It covers one property. If your family owns three, that is three valuations, though usually at a lower cost per property when done together.

What the net worth certificate is

A chartered accountant totals everything you own and subtracts what you owe. Property, bank balances, deposits, shares, gold, vehicles, minus loans and liabilities. The result is your net worth on a stated date.

It must carry a UDIN, a unique number generated by the CA that lets anyone verify the certificate is genuine online. A net worth certificate without one should worry you.

Why the file usually needs both

The CA does not inspect your house. They are not qualified to, and they will not pretend to be. So when they prepare your net worth certificate, they need a defensible figure for the property from someone who did inspect it.

If the property value in the net worth certificate has no valuation behind it, that is the weakest line in your file. It is also the easiest for an officer to question, because property is usually the largest number on the page.

What consulates actually look at

Officers see thousands of these. They are not investigating your property, they are judging whether the documents look credible. What reads badly:

Honesty is also the practical strategy here. A real share of a real property reads far better than an inflated claim that invites questions.
