Which visas actually need a property valuation?
Not every visa file needs a property valuation, and paying for one you do not need is money wasted. But leaving one out when it would have strengthened the file is the more expensive mistake.
Two different jobs property does in a visa file
Understanding this tells you immediately whether you need a valuation.
Proof of funds. Can you pay for what you say you will do. Property counts towards your overall financial standing, usually through a net worth certificate.
Proof of ties. Do you have reasons to return home. Property is one of the strongest ties there is, because it is immovable and it is documented.
Student visas
Usually yes, and this is our largest category. Tuition and living costs are substantial, and the family is demonstrating it can fund several years. Property normally appears through the net worth certificate, supported by a valuation.
Country rules differ on what portion of your funding can be shown as immovable assets rather than liquid money. Your consultant knows the current position for your destination. What we supply is the property side of it.
Visitor and tourist visas
Often helpful, sometimes essential. Here property is mainly about ties, especially for applicants without strong salaried employment or with a previous refusal. A retired parent visiting children abroad is the classic case where property does most of the persuading.
Permanent residency
Usually yes for the settlement funds requirement. Some systems also award points connected to financial capacity. Property valuations here need to be conservative and well evidenced, because these files receive closer scrutiny than a short visitor application.
Investor and business visas
Almost always, and with the most rigour. There are often specific thresholds that must be met, and the documentation is examined carefully. If your property is the asset carrying you over a threshold, the valuation behind it needs to be beyond argument.
When you probably do not need one
- Short business trips funded and sponsored entirely by your employer.
- Files where the checklist asks only for salary slips and bank statements, and asks for nothing about assets.
- Applications where a sponsor abroad is providing full financial support and their documents carry the file.
If the checklist does not mention assets or net worth anywhere, ask your consultant before spending money.
The practical approach
Send us the checklist rather than a description of it. Wording matters. Some consulates want values in the local currency as well as rupees, some want the ownership share stated explicitly, some want the valuation dated within a certain window.
