Getting your property value shown in dollars

Your consultant says the embassy wants the figure in dollars, or pounds, or euros. It sounds like a formatting detail. Done carelessly it becomes the line an officer questions.

What a proper certificate shows

Both currencies, with the connection between them made explicit:

That last three matter more than people expect. A converted number floating in a document with no rate and no date cannot be checked, and anything that cannot be checked is weaker than it looks.

Why the date is the whole point

Exchange rates move. A property valued at two crore is a meaningfully different dollar figure across a few months.

An officer comparing your certificate against today's rate needs to see immediately why the numbers differ. If the certificate says which rate was used and when, the answer is obvious. If it does not, the number simply looks wrong.

Which currency to use

The one on your checklist, not the one you assume. Canadian applications usually want Canadian dollars, not US dollars. A Schengen file wants euros. UK files want pounds.

Some consulates are happy with rupees alone, since they can convert themselves. Others insist. This is exactly why we ask for the actual checklist rather than a summary of it.

The rupee figure is still the real one

The valuation is of an Indian property, in an Indian market, using Indian comparable sales. The rupee number is the valuation. The foreign currency figure is a conversion of it for the reader's convenience.

A report that presents the dollar figure as though it were the underlying valuation has the logic backwards, and a careful reader notices.

Keep it consistent with the net worth certificate

If your CA's net worth certificate also carries a converted total, it should use the same rate and the same date as the valuation. Two documents in the same file converting at different rates is a small thing that looks like carelessness.

How long it stays current

Most consulates want documents dated within a few months of the application. If your file gets delayed significantly, ask whether the certificate needs refreshing. Updating a conversion is far quicker and cheaper than a fresh valuation, since the underlying inspection still stands.
