Showing jointly owned property in a visa file

Most Indian property is held jointly. Husband and wife, two brothers, parent and child. When that property goes into a visa file, how the share is stated is where good applications quietly go wrong.

The temptation, and why to resist it

A flat worth two crore, held equally by two brothers. It is tempting to put two crore into the file, because the larger number looks stronger.

It is not stronger. It is wrong, and it is checkable. The title document names both owners, and consulates read title documents. A file that overstates one asset invites doubt about every other number in it, including the ones that were accurate.

How to state it properly

The valuation report values the whole property, then states the applicant's share clearly. The net worth certificate carries only that share into the total.

So the sequence reads: this flat is worth two crore, the applicant owns half, one crore enters the net worth. An officer can follow that in seconds, and nothing needs explaining later.

Where the share is not obvious

Sometimes the deed names two owners without specifying proportions. Sometimes one person paid most of the money. Sometimes a property is held by a family with no formal division at all.

When the co owner is the sponsor

Very common with student applications. The flat is held by both parents, and one is sponsoring.

Here it usually makes sense to prepare the net worth certificate for the sponsoring parent, showing their share, and to make the relationship and the sponsorship explicit. The most common failure is not overstating. It is two documents that disagree, because the CA assumed one share and the valuer stated another.
